Purchasing a New Build Home
We all have those sensory triggers that make you well up with joy inside. What is yours? Mine, you ask? I love the smell of fresh lumber. Sounds a bit out of the norm but for me I absolutely love the building process and the clean fresh start of a new home.
It is here beautiful legacies begin.
Because of this love I have created a niche for myself in the Real estate world as a New Home Specialist. I work closely with the builders and their sales force to stay abreast of the current inventory, up & coming design trends and what incentives each builder can offer my client.
What I can do for you serving as your Realtor:
Floorplans: I am able to save you time from driving from model home to model home. After discussing important features about a floorplan and neighborhood I can share which builders maybe your best fit.
Design Center: I am available to you if you would like extra support at the design center. Not only do clients feel relief that they are not alone in the design selection process but I will also protect your investment with knowledge of what features will hold value when it comes time to sell.
Technology/Energy: I continually work to stay current on what is being offered in regards to technology, energy standards and low cost ownership. It is true that they do not build a home like they used to….today’s new builds are better than ever before.
Building Process/Purchase Contract: If you don’t have your own real estate agent, you are left to deal directly with the Builder’s Sales Agent, who is legally obliged to work in the builder’s best interests – not yours. The builder’s contract is written with the BUILDER in mind. As your agent I will help you ask the right questions so you understand the building process and the bottom line cost.
Inspections: I highly recommend that buyers hire their own home inspector to inspect at key times through out the build process. I accompany home inspectors at the job site. Most builders have no problem with this as long as good communication is used to pre-arrange the inspection.
Credentials: Along with my real estate license, I hold my New Home Co-Broker designation (NHCB) along with a Bachelor of Science in Design from the University of MN.
Does using a Realtor cost the Buyer more money? No! The Builder pays for your Realtor’s service fees as part of their marketing budget. Having an agent to represent your side of the sale is always best. Win, Win!
