Because I am also a designer, I know how to properly set up your home so that it is pleasing to the buyer’s eyes.
What works well for living comfortably in a home is often different than what a potential buyer needs to help them see the space and it’s full potential. Together we will walk through your home and discuss what can be done to make your house SHINE out from the rest.
I provide soft-staging free of charge to all of my sellers.
My team of trades professionals can fill in any gaps that a seller needs assistance with.
Setting the price & Showing the HOME
The listing price is critical to your sale. It must be competitive to catch a potential buyer’s attention. I provide input on the current market and recent sales activity in your area. We will discuss the amenities unique to your home and what value they bring. These comps along with info on houses that were listed and did not sell will help a seller make an informed pricing decision.
Once your house is on the market feedback is critical to a seller’s success. I acquire feedback for my clients with two approaches. Upon seller approval, I place a monitored lock box on all of my listings. This allows us to have control on who gains access to your home. I can track who, when and how long they stayed at the property. Second, I CALL THE SHOWING AGENT and ask for feedback! Amazing what can happen when an agent does their job.
Escrow & MOVING
Once under contract we begin the Escrow process.
In Arizona, escrows are processed by Escrow Officers. Typically these professionals work at a Title company and have hands-on experience handling all types of the documentation involved in transferring real property.
As your agent I will work very close with the Title office to make sure the file is opened and that they are receiving the information needed from the buyer and watch that all instructions of the transaction are being followed.
